PLEASE REVIEW ALL OF THE HOUSE RULES BEFORE BOOKING. By making a reservation, you are entering into an agreement to adhere to all of the House Rules below, which takes effect at time and date of check-in and ends at check-out. This House Rules agreement is NOT a lease and conveys no rights in real property at any time. Your use is limited to the House Rules defined herein. [Priority] VERIFICATION: Bookings are protected by TRUVI. After confirmation, guests must complete identity verification (takes less than a minute) before arrival. Check-in details will be shared after this step. Guests may also need to agree to House Rules or Terms & Conditions. CHECK-IN FORM: Before check-in instructions, guests must fill out a form via our link to help coordinate our ground team. [General] 1. NO EXTRA GUESTS. You may not exceed the number of guests than what's on the reservation at any time without prior approval. No additional guests are allowed to ENTER the property at any time. You must get approval if you wish to have any visitors that are not on the reservation. This is a strict rule with the county. Failure to follow this rule will result in immediate cancellation without refund. Please note we have an added $50/night Extra Guest Fee for each guest over the 4th that is already incorporated into the price when selecting total guest count. 2. EARLY CHECK-IN OR LATE CHECK-OUT: Check-in is after 4AM. Check-out is by 11AM. Requests for early check-in and late check-out are not guaranteed, and subject to additional fees. 3. DOGS ARE ACCEPTED ON A CASE BY CASE BASIS. We will ask you to agree to pet rules before approving and will request a $75 cleaning & companion fee per dog. This is strictly monitored at check-in. 4. NO SMOKING OR BURNING CANDLES. This is a non-smoking home and dome. Any and all smoking should be kept outdoors at least 15 feet away from any exterior doors. There will be a $250 charge for anyone not honoring this guideline. 5. Please be respectful of our neighbors! Follow our Good Neighbor Policy of NO outside noise after 10pm and before 8am. Guests must refrain from any outdoor music, noise or other disruptions that may cause a disturbance to the community during quiet hours. Failure to respect quiet hours after an initial warning may result in cancellation of your reservation without refund. 6. Keep doors closed AT ALL TIMES. There are many creatures in the desert, including mice, rats and coyotes, that can easily enter the home if doors are open and cause infestation and damage. Please be responsible and keep all doors closed (front door, back door, and dome door). 7. No professional photoshoots or video shoots without prior approval. If you’re interested in doing a photoshoot or shooting a video, please let us know what it is for. You must get approval beforehand! If approved, we have an additional fee for licensing and usage. Unauthorized use of the rental property's name, address or images (interior, exterior, or property surroundings) for any commercial, business, sales, or promotional use in any print or electronic media is unlawful and will be pursued to the full extent of the law. 8. No special events such as parties or weddings are allowed without prior written approval. 9. Guests shall allow access to property management vendors or workers during their stay for landscaping, pool/hot tub maintenance, trash removal, any necessary repairs and inspection of premises. 10. No glitter or confetti allowed. Please remove all decorations, if any, by check-out time at 11am on day of checkout. 11. No glass is allowed near the spa area. All food and drinks must be served in plastic containers and dishes. 12. POOL & SPA: There is no lifeguard on duty. You swim at your own risk. People can drown or be severely injured by improper use of the pool and spa. Guests agree to assume full responsibility of themselves and their guests or invitees and hold the hosts, homeowners, agents, property managers, and any successors harmless of any and all liabilities or claims for their use of the spa. Guests must follow safe practices and rules including: - No diving - No intoxicated persons - No use alone - Shower or rinse feet before entering spa NO DRINKS in pool or spa. If you spill anything or if there is any substance that requires us to drain the spa, this will incur a $250 surcharge to cover labor, water to refill, electricity to reheat, and spa specialist for ph balancing. 13. Please clean up after yourself. Excessive mess is a $500 cleaning charge. Thank you in advance for treating the home as if it were your own. :) 14. Illegal or abusive use of the internet is strictly prohibited. Please note the desert is remote and many outside factors can affect WiFi. We cannot guarantee WiFi speeds or connectivity due to outages, neighborhood bandwidth usage, or factors outside of our control due to the WiFi company. 15. Guests are asked to remove trash, wash used dishes, and leave the property tidy before check-out. Guest contact number of their profile is good to be a 24/7 point of contact for code enforcement violations. We will call twice if we can’t get through and the guest is required to respond within thirty minutes of our initial call to receive notice of any violation - per county ordinance. Otherwise there is a fine of $1,000 USD that the guest is responsible for (fined by the county.) If guests would prefer or need to provide an alternate number, they must do so before checking in. Any violation of local or county laws that result in any fines will be the sole responsibility of the guest. 15. We do our best to be helpful when plans change. Please note that reschedule requests will be handled the same as our cancellation policy. Any reschedule requests less than 14 days out will need to cancel and rebook. The canceled reservation will be subject to our cancellation policy. 16. You must acknowledge there is surveillance recording on the property - ring doorbell at front entrance. There are no recording devices that face the private, enclosed backyard or inside of the home. 17. Only a maximum of four cars are allowed and must park in the driveway. 18. Please be respectful of the space. There is unique, vintage furniture and decor throughout the home. We value honesty... If something breaks, please let us know. If we discover an item is broken, damaged or missing without any prior written notice, we will charge a replacement fee of $100 per item in addition to the actual cost to replace or repair items. If total cost exceeds the deposit amount, we will bill your credit card or collect the funds through the Resolution Center to cover replacement costs of damaged, missing, or broken items. 19. We always encourage guests to purchase traveler’s insurance in case any unforeseen circumstances should arise that are out of our control. Failure to follow any of the House Rules will be considered a breach of contract resulting in immediate cancellation of reservation without refund and/or withholding part or all of the deposit in addition to any damages sought.

We have a fully fenced backyard for your pets to run freely. Please note that small dogs may be able to pass through small openings in some areas between the fence and ground! Dogs are accepted with your agreement of our pet rules. We will request a $75 cleaning & companion fee per pet. EXTRA GUESTS: Guest count must be the same as on the reservation. VENDORS Nexxus pest control will be coming to the property to spray the exterior of the home on the first Friday of every month between 11am-4pm. They will not need to enter the home for any reasons. NO SMOKING: No smoking or burning candles. This is a non-smoking home (including vaping) and dome. Any and all smoking should be kept outdoors at least 15 feet away from any exterior doors and dome. Pool & Hot Tub Liability Waiver By booking this property, the Guest(s) acknowledge and agree to the following terms regarding the use of the pool and/or hot tub (the "Facilities"): 1. Assumption of Risk The Guest understands that the use of the Facilities involves inherent risks, including but not limited to the risk of drowning, slipping, falling, or physical injury. There is NO LIFEGUARD ON DUTY. Guests use the Facilities at their own risk. 2. Supervision of Minors Children under the age of 14 must be supervised by a competent adult at all times when in or around the Facilities. The Guest assumes full responsibility for the safety of all minors in their party. 3. Prohibited Conduct To ensure safety and compliance with local Joshua Tree/San Bernardino County ordinances, the Guest agrees to: No Diving: The pool is shallow (3 ft deep at shallow end, 5ft deep at deep end); diving may result in serious injury or death. No Glass: Strictly no glass containers in the pool area. Any broken glass discovered in the pool will result in a minimum $1,500 cleaning and drainage fee. No Solo Swimming: Use the "buddy system" at all times. No Intoxicated Swimming: Do not use the Facilities while under the influence of alcohol or drugs. 4. County Ordinance Compliance The Guest acknowledges that San Bernardino County strictly prohibits outdoor amplified music at Short-Term Rentals. Failure to comply with noise ordinances or "Quiet Hours" (10 PM – 7 AM) may result in immediate eviction without refund and the forfeiture of the security deposit to cover local fines. 5. Release of Liability The Guest, for themselves and their heirs, hereby releases and holds harmless the Host, property owners, and management from any and all claims, liabilities, or expenses arising from the use of the Facilities, including personal injury, property damage, or wrongful death, except in cases of gross negligence by the Host.
