PLEASE REVIEW ALL OF THE HOUSE RULES BEFORE BOOKING. By making a reservation, you are entering into an agreement to adhere to all of the House Rules below, which takes effect at time and date of check-in and ends at check-out. This House Rules agreement is NOT a lease and conveys no rights in real property at any time. Your use is limited to the House Rules defined herein. [Priority] VERIFICATION: Bookings are protected by TRUVI. After confirmation, guests must complete identity verification (takes less than a minute) before arrival. Check-in details will be shared after this step. Guests may also need to agree to House Rules or Terms & Conditions. CHECK-IN FORM: Before check-in instructions, guests must fill out a form via our link to help coordinate our ground team. [General] 1. NO EXTRA GUESTS. No additional guests or visitors are allowed to ENTER the property at any time without approval. Failure to follow this rule will result in immediate cancellation without refund. There is an added $25 / night per guest after the 10th guest to cover extra cleaning and amenity usage. 2. EARLY CHECK-IN OR LATE CHECK-OUT: Check-in is after 4PM. Check-out is by 10AM. Unauthorized late checkout can result in "late checkout fees" up to one full night charge. Requests for early check-in and late check-out are not always guaranteed, and subject to additional fees. 3. PETS: We are happy to host pets! We have a $100 cleaning & companion fee per pet with a 2 pet MAXIMUM. Please inform us upon booking if there's any pets, so we can let the cleaner know. Any reservations with more than two pets MUST get approval. 4. NO SMOKING OR BURNING CANDLES. This is a non-smoking home. Any and all smoking should be kept outdoors at least 25 feet away from any exterior doors. There will be a $250 charge for anyone not honoring this guideline. 5. QUIET HOURS: Please be respectful of our neighbors! Follow our Good Neighbor Policy of NO outside noise after 11pm and before 7am on WEEKDAYS and 11pm to 9am on WEEKENDS. Guests must refrain from any outdoor music, noise or other disruptions that may cause a disturbance to the community during quiet hours. Failure to respect quiet hours after may result in cancellation of your reservation without refund. 6. Keep doors closed AT ALL TIMES. There are many creatures around, including scorpions, mice, and rats that can easily enter the home if doors are open and cause infestation and damage. Please be responsible and keep all doors closed. 7. No professional photoshoots or video shoots without prior approval. If you’re interested in doing a photoshoot or shooting a video, please let us know what it is for. You must get approval beforehand! If approved, we have an additional fee for licensing and usage. Unauthorized use of the rental property's name, address or images (interior, exterior, or property surroundings) for any commercial, business, sales, or promotional use in any print or electronic media is unlawful and will be pursued to the full extent of the law. 8. No special events such as parties or weddings are allowed without prior written approval. 9. Guests shall allow access to property management vendors or workers during their stay for landscaping, hot tub maintenance, trash removal, any necessary repairs and inspection of premises. We will have hot tub serviced before and after your stay. 10. No glitter or confetti allowed. Please remove all decorations, if any, by check-out time at 11am on day of checkout. 11. No glass is allowed near the spa area. All food and drinks must be served in plastic containers and dishes. 12. HOT TUB: There is no lifeguard on duty. You swim at your own risk. People can drown or be severely injured by improper use of the spa. Guests agree to assume full responsibility of themselves and their guests or invitees and hold the hosts, homeowners, agents, property managers, and any successors harmless of any and all liabilities or claims for their use of the spa. Guests must follow safe practices and rules including: - No diving - No intoxicated persons may use spa - No use of spa alone - Shower or rinse feet before entering spa - NO DRINKS in spa PLEASE NOTE: If you spill anything in the spa or if there is any substance that requires extra, this will incur a $250 surcharge to cover labor and spa specialist for chemical balancing. 13. Please clean up after yourself. Excessive mess is a $500 cleaning charge. Thank you in advance for treating the home as if it were your own. :) 14. Illegal or abusive use of the internet is strictly prohibited. Please note the area is remote and many outside factors can affect WiFi. We cannot guarantee WiFi speeds or connectivity due to outages, neighborhood bandwidth usage, or factors outside of our control due to the WiFi company. 15. We do our best to be helpful when plans change. Please note that reschedule requests will be handled the same as our cancellation policy. Any reschedule requests less than 14 days out will need to cancel and rebook. The canceled reservation will be subject to our cancellation policy. 16. Security Cameras: You must acknowledge there is surveillance recording on the property. We have 3 security cameras onsite. There are NO recording devices that face inside of the home. Tampering with the cameras can result in immediate reservation cancellation with no refund. 1 is on the front door (doorbell camera) 1 is on the Game Room facing the driveway 1 is on the dock facing the walkway/ water . 17. PARKING: Only a maximum of 5 cars is allowed to park in the driveway. 18. Please be respectful of the space. We value honesty... If something breaks, please let us know. If we discover an item is broken, damaged or missing without any prior written notice, we will charge a replacement fee of $100 per item in addition to the actual cost to replace or repair items. If total cost exceeds the deposit amount, we will bill your credit card or collect the funds through the Resolution Center to cover replacement costs of damaged, missing, or broken items. 19. We always encourage guests to purchase traveler’s insurance in case any unforeseen circumstances should arise that are out of our control. 20. Please make sure to put ALL lake items in the shed when not in use. It can become very windy making these items blow away. (Oars, life jackets and all other lake amenities ). If we are missing any of these items or happen to become missing during or after your stay, this could result in additional fees. Failure to follow any of the House Rules will be considered a breach of contract resulting in immediate cancellation of reservation without refund and/or withholding part or all of the deposit in addition to any damages sought.
